What is the Difference in the Type Roof to be Installed?
Technically, there are 64 different types of materials used on roofs, but most of these are not commonly used (such as concrete tiles, membrane roofs for flat roofed buildings, and others). The most common roofing material used is asphalt shingles. These vary in quality, which, of course affects the price. For example, a standard three-tab asphalt shingled roof is expected to last around 20 to 25 years (unless damaging weather is encountered). Asphalt composite shingles, architectural shingles or dimensional shingles are considerably thicker, retain their original color much better than the entry-level asphalt shingles and are expected to last 30 to 35 years. Quite frankly, they look better even right after installation. They cost a bit more, but if you intend to live in your home indefinitely, it is worth the investment.
In the image on the left you see two roofs that were both replaced six months ago - the one on the right chose to install architectural shingles, while the one on the left chose the standard three tab asphalt shingles. The difference between these two was notable, with the shingles on the right being considerably thicker than the ones on the left. Many home owners insurances after storm damage only pays for the standard asphalt shingles, so the owner's must cover the difference in the cost, but, like we said, you'll be glad you did. The thicker shingles on the one on the right has resulted in reduced utility bills, as they are more energy-efficient.
For those homes that embrace Spanish style roofs, clay tiles are often what was originally used and, as such, homeowner's insurance covers the replacement of this type roofing. This is a very tough roofing, with a Class A fire rating and a Class 3 or 4 hail rating (with 4 being the strongest). Because this type roofing is considerably heavier than a standard roof, those who have asphalt shingles that desire to have a clay tile roof installed may need structural reinforcement to withstand the weight.
Metal roofs are becoming quite popular, as they are light weight (about half that of asphalt shingles). They are also incredibly durable and can last 50 years or more. For those who are environmentally conscience, if a metal roof needs to be replaced, they are entirely recyclable, whereas asphalt shingles and most other materials are not.
How do you know if you need a new roof?
Perhaps your home received roof damage from a storm, as you can see in the image below in the upper part of the picture.
